Final Penthouse at 111 Murray Street Trades for $31M

The final penthouse at 111 Murray Street has sold for $31 million, The Real Deal has learned.

The deal, which closed on Monday and works out to roughly $4,000 per square foot, marks the last of the sponsor sales at the Tribeca project, which began marketing units roughly a decade ago.

Penthouse 1 traded for significantly less than the $50 million the developers — a cohort including the Witkoff Group, Fisher Brothers and New Valley Ventures — specified in the latest amendment to its offering plan in 2024. However, the apartment didn’t hit the market until September 2025, with an asking price just under $34 million.

The 7,700-square-foot apartment wasn’t completed until late summer, according to Douglas Elliman’s Emily Sertic, who has led sales at the project since its launch. She added that the unit generated “extremely strong interest” once it was finished.

“People that are buying in the luxury market at a very high level are extremely interested in being able to move in [immediately],” Sertic said. “Immediate gratification is definitely something I think we’re seeing more of.”

The unit has five bedrooms and six full bathrooms, along with terraces totaling more than 230 square feet. It also features a fireplace, eat-in kitchen, library and floor-to-ceiling windows with views of the Hudson and East rivers and the Manhattan skyline.

Ryan and Emilia Serhant, who represented the buyer in the sale, declined to comment, including on the identity of the purchaser.

The deal for the unit comes more than a year after the developers offloaded the building’s other penthouse apartment, Unit PH2, which traded for $28 million — a $17 million discount from the $45 million the developers once sought for it in the offering plan. It sold to a buyer whose identity was shielded by a trust.

The developers purchased the development site for 111 Murray Street for $200 million in 2013. In 2015, they snagged a $445 million construction loan from a group of lenders including Blackstone, M&T Bank and Deutsche Bank. Two years later, they scored a $650 million inventory loan from Blackstone.

Amenities in the 157-unit building, completed in 2018, include a lap pool, hammam, fitness center and private dining room.
