Alterra IOS Expands Baltimore-Area Footprint with Acquisition

Alterra IOS continues to grow its Baltimore-area footprint with the acquisition of a new, fully leased industrial property at 9729 Philadelphia Road in Rosedale, Maryland.

The site features 4.7 usable acres and 22,500 square feet of building improvements in close proximity to I-95 and I-695. The transaction represents Alterra’s seventh acquisition in the Baltimore MSA. Andrew Meeder of MacKenzie Companies assisted in the transaction.

The property sits in Rosedale, positioning it along a key freight corridor connecting Baltimore with Philadelphia, New York and the broader Northeast. The deal brings Alterra’s Baltimore-area portfolio to a total of seven acquisitions. Baltimore continues to be an attractive market for Alterra, given its tight supply of IOS properties with a vacancy rate of about 2.5%, strong demand from logistics and transportation users, and proximity to the Port of Baltimore.
