Renovated Park Slope Townhouse Tops Brooklyn Luxe Market
Brooklyn’s luxury contracts had a slow start to October.
The borough notched 20 contracts signed for properties asking at least $2 million from Sept. 30 to Oct. 4, according to Compass’ weekly report. The total contract volume was $64 million.
Homes entering contract last week spent an average of 73 days on the market and had an average discount of 1 percent.
After a slow end to summer, Brooklyn’s luxury market hasn’t achieved the same kind of liftoff it has seen in previous fall months. In the first week of October last year, the borough netted over $100 million in contract volume across 35 deals.
The priciest deal was for a townhouse at 34 Park Place in Park Slope asking $6 million.
Spanning 3,600 square feet, the home has four beds and three-and-a-half bathrooms. The renovated home revitalized some of the original details, like its crown moldings, plasterwork and mahogany windows, and added white oak chevron floors.
The home’s top floor, which has skylights and a private terrace, is used as the primary suite. The floor retained its original fireplace, and the bathroom has a rain shower and radiant floors. The garden level is set up as a one-bedroom that leads out to the paved and turf backyard.

The second most expensive contract signed was for a penthouse condo at Avdoo’s Bergen at 323 Bergen Street in Boerum Hill.
Penthouse 601W asked $5.3 million. Spanning 2,740 square feet, the home has four bedrooms and four bathrooms, along with a private terrace outfitted with a gas grill.

The 105-unit project is now over 95 percent sold. Amenities include a ceramic studio, a private park and two landscaped roof spaces with gas grills and fire pits.
Closings have begun at the development, which has scored a number of top deals, including a $5.8 million penthouse that sold last year.
