Montreal home sales fall 12% as inventory climbs

Montreal’s housing market continued to slow in September, with sales falling from a year earlier as buyers had more properties to choose from across much of the region.

The Quebec Professional Association of Real Estate Brokers reported 3,082 residential sales during the month, down 12% from 3,486 in September 2025. At the same time, active listings increased 20% to 21,793 and new listings rose 7% to 7,494.

Inventory has now increased for 14 consecutive months and sits 18% above its 10-year average, according to the association, which said the added supply is easing pressure on prices and moving the market toward more balanced conditions.

Despite the increase in supply and slower sales, median prices remained largely stable across the Montreal region. The median price of a single-family home was $635,000, compared with $632,000 a year earlier, while the condominium median held at $430,000 and the plex median rose 3% to $861,000.

Sales were lower across all three property categories, falling 9% for single-family homes, 14% for condominiums and 16% for plexes. Condominiums also took longer to sell, with the average number of days on market rising to 65 from 48 a year earlier.

Supply grows across Montreal suburbs

The slowdown was visible across most of the region, although sales and price trends varied between markets.

On the Island of Montreal, sales fell 14% from a year earlier while active listings rose 15%. The median price of a single-family home declined 4% to $779,000, and the condominium median edged down 1% to $476,500.

Laval recorded a 17% decline in sales alongside an 18% increase in active listings. Sales were also down 14% on the North Shore and 7% on the South Shore, where active listings rose 30% and 32%, respectively.

The increase in condominium supply was particularly pronounced on the South Shore, where active listings climbed 43% and the median price fell 3% to $405,500.

Vaudreuil-Soulanges and Saint-Jean-sur-Richelieu were the only major areas covered in the report to record higher sales, with activity up 2% and 1%, respectively.

Through the first nine months of the year, Montreal-area sales totalled 33,868, down 8% from the same period in 2025, while the value of transactions fell 4% to $22.8 billion.
