New York City’s Top Retail Leases in July 2026

New York City’s largest retail leases in July featured an eclectic mix of deals, including for grocery stores, fashion houses and golf clubs. The list also includes two cafes, two restaurants, and a new wine bar taking space. Read on to see who was behind last month’s biggest deals. 

1) Purple Style Labs | 601 Madison Avenue | Plaza District | 23,800 sf

The India-based fashion house signed a new lease in the Plaza District building where it will likely operate its Pernia’s Pop-Up Studio. Jake Horowitz, David Tricarico and Isabella Pizzo of Colliers represented the tenant. The building’s landlord is J-2.

2) Ideal Marketplace | 317 Ninth Avenue | Chelsea | 14,800 sf

The supermarket chain renewed its lease in the Chelsea building, owned by the United States Postal Service. The building spans the entire city block on which it is located.

3) Whole Foods Market | 1524 Second Avenue | Yorkville | 8,100 sf

The market signed a new lease in the Yorkville building. Chase Welles and Jacqueline Klinger of TSCG represented the tenant, while Jeffrey Roseman and Drew Weiss of Newmark represented the landlord, ConTowers Associates LP.

4) Gowanus Golf Club | 215 Water Street | Dumbo | 6,000 sf

The golf club inked a new lease in the Dumbo building owned by Pearl Realty Management. The new lease will represent the third Brooklyn location for the chain.

5) Solerum | 2 Gold Street | Financial District | 4,700 sf

The restaurant, the latest concept from the creators of Mazcali and Malt House, signed a new lease in the Financial District building. Manu Wendum and John DiGangi of Retail by MONA represented the tenant, while Steven Baker and Daniyel Cohen and Tom Galo of RTL Partners represented the landlord, TF Cornerstone.

5) CookUnity | 1227 Broadway | Nomad | 4,700 sf

The meal delivery service inked a new lease in the Nomad building. Alexandra Yanoff and Christine Nebiar of Brand Urban represented the tenant, while Adam Weinblatt and Harley Bonn of Newmark represented the landlord, Lam Group.

6) Breeze | 590 Fulton Street | Fort Greene | 3,600 sf

The Sichuan restaurant inked a new lease in the Fort Greene building. Brad Schwarz and Zev Sonkin of Lee & Associates NYC represented both the tenant and the landlord, Gotham Organization.

7) Barolo Restaurant Group | 250 West 49th Street | Times Square | 2,500 sf

The restaurant group signed a new lease in the Times Square building. Noam Aziz and Carson Shahrabani of Meridian Capital Group represented both the tenant and the landlord, Chess Builders.

8) Archives of Us | 84 Second Avenue | East Village | 2,400 sf

The matcha cafe inked a new lease in the East Village building. Milly Cheung and Jordan Cohen of Lee & Associates NYC represented the tenant, while Noam Aziz and Carson Shahrabani of Meridian Capital Group represented the landlord, Highpoint Property Group.

9) Cafe Aroma | 1410 Madison Avenue | Carnegie Hill | 2,200 sf

The cafe inked a new lease in the Carnegie Hill building. Shai Baradarian and Tamir Baradarian of eRealty Advisors represented the tenant, while Jacob Mayer of Meridian Capital Group represented the landlord, Avenues Equity Partners.

10) James O’Brien | 484 Kent Avenue | Williamsburg | 2,000 sf

The restaurateur inked a new lease in the Williamsburg building, where a new wine bar is planned. The building’s owner is the Naftali Group.
