Bucks County Mall Closing As Owners Prepare Redevelopment Plans

A once-powerful economic driver for lower Bucks County is slated to shutter in the coming weeks as plans for a partial demolition and redevelopment move forward.

The Neshaminy Mall in Bensalem is set to close by the end of October, Patch reported.

A partial demolition of the complex with more than 1M SF of retail space is expected to begin in December, the Bucks County Courier Times reported.

The AMC movie theater, Boscov’s and Barnes & Noble locations on the property won’t be shutting down permanently, but it isn’t yet clear if they will stay open during the demolition process.

Paramount Realty and Edgewood Properties purchased the mall and its 108-acre lot for $27.5M from Brookfield Properties in 2024 with the intention of redeveloping the vacancy-riddled property.

Plans for the complex, 2 miles from Philadelphia city limits on Route 1, haven’t been submitted to Bensalem officials yet, but the owners are coordinating with the Bucks County Redevelopment Authority.

Details of the potential redevelopment plans could be shared with the public as soon as later this month.

“The Neshaminy Mall has to be redone,” Bensalem Mayor Joseph DiGirolamo told Patch in an interview last year, in which he stumped for new housing on the site. “It’s real dead now.”

The Neshaminy Mall opened in 1968. It has struggled with vacancy in recent years, particularly since the Macy’s housed in one of its anchor spaces closed alongside dozens of the chain’s other locations in 2017.

The shopping center is far from the only greater Philly mall facing redevelopment plans. 

Down the road in Northeast Philly, adaptive reuse developer Dean Adler has publicly considered buying and redeveloping the now-shuttered Franklin Mall, which was previously the largest shopping center in the city. He has similar partial redevelopment plans for the Plymouth Meeting Mall in Upper Merion Township.

Abrams Realty & Development purchased the Exton Square Mall in Chester County for $34.25M last year. Its plan to redevelop the site with a walkable mixed-use concept featuring more than 700 dwellings has been at a standstill since West Whiteland Township officials rejected it in October 2025. ARD then sued the municipality and is awaiting a decision on the matter.
