$575k price tag, double-digit growth, and millions in upgrades: Why Lavington is turning heads

Regional NSW has been gaining investor attention, with Lavington standing out for its sharp price growth, healthy rental returns, and exposure to major investment across Albury’s growing regional economy.

Lavington has been identified in SPI’s FAST 50 report as one of 50 Australian suburbs tipped for growth, with the report combining investor insight and property data to pinpoint markets where future potential is building.

Part of the Albury-Wodonga economy, Lavington has attracted buyers seeking established suburban amenity without the price tag attached to many larger metropolitan markets.

Its location close to Albury’s CBD, retail and services, schools, sporting facilities, and transport links has supported demand from both owner-occupiers and renters.

The suburb has also benefited from Albury’s broader investment pipeline, with Albury City’s 2026–30 capital program including more than $626 million in planned spending across water, wastewater, transport, and community infrastructure.

Closer to home, the $45.1 million Lavington Swim Centre redevelopment has been progressing, with council endorsing the next stage of the masterplan and detailed design work underway.

The project is expected to deliver a long-term replacement for the existing aquatic facility and strengthen one of the suburb’s key community assets.

Lavington’s sporting infrastructure is also receiving attention, with $3.15 million allocated to Stage 3 of the Lavington Sports Ground redevelopment through the NSW Regional Sports Infrastructure Fund.

Together, these projects are adding to the suburb’s recreational offering and reinforcing its role as an established community hub within Albury.

Lavington has recorded a median house price of $575,000, with prices rising 17.6 per cent over the past 12 months. Its median rent has reached $495 per week, with a gross rental yield of 4.5 per cent.

For investors, the attraction has been the combination of a relatively accessible entry point, strong recent capital growth, healthy rental returns, and exposure to Albury’s expanding economy.

With population growth and significant investment continuing across the region, Lavington has offered a market where existing demand is being supported by a pipeline of future development.
