Vancouver-area home sales drop nearly 10% in July as summer demand slows: board
Greater Vancouver Realtors says there were 2,061 home sales last month, 9.8% lower than July 2025. This was also 18.6% below the 10-year seasonal average.
Andrew Lis, the board’s chief economist and vice-president of data analytics, says over the past few years, the sales activity story has often been one step forward, one step back, adding that the June and July data are a prime example of this pattern.
The composite benchmark price for all types of residential properties in Vancouver was $1,088,800, a 6.2% decline from July 2025 and a 0.9% dip from June 2026.
There were 4,991 new listings on the market last month, down 11.5% year-over-year but matching the 10-year average.
Meanwhile, total inventory fell four per cent annually to 16,476, which was 26.8% above the long-term average.
