More than one in six landlords exceed current MTD income threshold, analysis finds
Analysis by property management and finance platform Lendlord found that 17.7% of the landlords analysed recorded annual rental income above £50,000.
The next quarterly reporting deadline is 7 November. Making Tax Digital (MTD) requirements currently apply to eligible individuals with qualifying annual income above £50,000.
Some 53% of landlords above the £50,000 threshold have four to 10 homes, compared with fewer than 3% of landlords with one to three homes.
Greater London had the highest proportion of landlords above the threshold, at 39%. This was followed by the South West at 32.9% and the South East at 31.7% of landlords.
Wales and the North East had the lowest proportions of landlords over the £50,000 line, at 22% and 22.4% respectively.
The threshold will fall to £30,000 from April 2027 and £20,000 from April 2028, bringing more landlords into scope for MTD reporting.

Aviram Shahar (pictured), co-founder and CEO of Lendlord, said: “More than one in six landlords in our analysis recorded annual rental income above £50,000. With the next quarterly deadline approaching and lower thresholds bringing more landlords into scope over the next two years, digital reporting is becoming an essential part of running a property business.
“The practical challenge is keeping records organised throughout the year. Bringing rental income, expenses and bank transactions together makes quarterly reporting more manageable and gives landlords a clearer picture of their portfolio’s performance.”
Lendlord’s data represented a snapshot of figures from 30 September.
