Four in 10 BTL landlords plan to refinance over next year
Some 38% of landlords with buy-to-let (BTL) mortgages planned to refinance in the next year, research carried out on behalf of Paragon Bank has found.
A survey of 584 landlords by Pegasus Insight found that 26% had a mortgage on all their rental properties. Meanwhile, 43% owned their properties outright, while 31% had a mix of rentals owned outright and mortgaged.
Paragon said the research highlighted the opportunity for landlords with unencumbered properties to raise finance against them.
The bank cited UK Finance data indicating that £62bn of outstanding fixed rate BTL mortgages were due to mature in the year to the end of August 2027. Data also showed the rate of remortgaged loans in Q2 2026 increased 17.6% year-on-year.
Louisa Sedgwick, managing director of mortgages at Paragon Bank, said remortgaging accounted for three quarters of BTL business in the first half of 2026, adding that refinancing was likely to remain a significant feature of the market given the volume of new business in 2021 and 2022, when landlords took advantage of the stamp duty holiday.
She said this created an opportunity for brokers to work with landlords ahead of upcoming maturities, reviewing their portfolios for refinancing requirements and wider borrowing needs.

“For brokers, that creates an opportunity to work with landlords ahead of upcoming maturities,” Sedgwick said, adding that this could include “releasing equity for property improvements or future investment”.
She said landlords with several properties approaching refinancing could also benefit from reviewing multiple loans together.
