Real Estate Operating System HqO Launches AI Platform for Workflows, Data – Commercial Observer
HqO, a real estate operating system for commercial owners and operators, announced Tuesday it has launched REX, an AI platform for data and workflows across commercial portfolios.
Built on HqO’s Digital Grid, which the Boston-based company claims is the industry’s first actionable portfolio-wide ontology for commercial real estate, REX acts on property and tenant scores across assets within defined parameters, putting building data on one shared record to deliver measurable value before books close.
“We’ve been piloting and working with REX in beta for the last nine months,” said Chase Garbarino, co-founder and CEO at HqO. “But we’ve opened it fully today in 24 countries.”
The agentic AI allows users to set guardrails for action by REX, including allowing it to make suggestions, Garbarino explained. It can also provide AI-powered service request routing, preventive maintenance automation and work-queue clearance, the company said. The name REX is a loose abbreviation of “real estate experience.”
For tenant health and retention, the company said it provides early signals of engagement drop-off, renewal risk and experience gaps drawn from the shared record, supporting proactive interventions to keep tenants longer.
It also offers on-demand intelligence through natural-language answers, scheduled or ad-hoc reports written by REX, and cross-suite visibility linking leasing, operations and experience.

“You can trust and enable it to take certain actions, but it can do everything from sending an email campaign to tenants to triaging a service request,” Garbarino said. “It even does some more complicated analysis like measuring a tenant and building health score based on data and variables that you tell it are important. From a tenant health score perspective, are they engaged? Are they coming to the building? If you’re doing surveys, it can run the full stack of operations at a property if you give it the data to run on.
“In addition, one of the things that we’re announcing along with REX is that we’re not just handing you the technology. We have created a new AI builder group where we’re going to make our team available to be embedded within our client teams.”
Garbarino said that means the availability of “an AI team” for users to navigate changes with REX.
“Commercial buildings have long run on dozens of systems that do not share a record,” said Garbarino. “After years of connecting those systems, we’re not just giving owners and operators one record of the building and the software their teams already use. REX is an AI operator that makes these systems actionable.
“This is how properties become more autonomous while remaining firmly under human direction. A ledger records what happened, HqO’s system of action changes what happens next, and the result is longer tenant relationships, lower operating costs without cutting quality, and faster, better decisions grounded in real data.”
