RBC Poll: Multi-generational home buying tempts 1 in 2 near-term buyers
Affordability drives shared ownership
When prospective buyers were asked why multi-generational purchases were becoming the preferred route, they cited key economic factors:
- 34 percent attribute the trend directly to housing affordability challenges
- 32 percent view joint ownership as a prudent strategy to manage overall living costs
- 26 percent consider pooled buying a financial necessity rather than a preference
RBC senior vice president of home equity finance Janet Boyle said buying together is not just a mortgage decision. It also carries long-term implications for future property purchases, tax planning, estate distribution, and capital gains upon sale.
“Those conversations are much easier to have at the start, and getting holistic advice can make them simpler,” she said.
Advisors working with multigenerational clients should be prepared to address tax planning, estate distribution, and capital gains implications from the outset.
Buyers wait longer
The poll also highlights a significant shift in homeownership timelines and priorities, particularly among first-home buyers.
