Spotting property issues early puts adviser skills to good use
The first comment was in reaction to the article, Home buying and selling reform: Are we looking at the whole picture? – Rudolf.
Imogen Quigley, founder of The Mortgage Talent Company, said: “This really resonates. A good mortgage adviser brings so much more to the process than finding the right deal. It’s knowing which questions to ask, spotting potential problems early and helping clients understand their options during what can be a stressful time.

“Having property information earlier could help advisers put those skills to work sooner. As the process changes, I hope we give enough attention to the people making it work – their experience, judgement and ability to work with everyone involved can make a huge difference.”
Rates stop being the headline with improved processes
Robert Lunte, CEO and CRO of CourseCreek, shared his view on the story FTB mortgage applications down nearly a fifth in Q3 – Stonebridge, saying: “The mortgage application drop paired with reform optimism tells you everything. Professionals aren’t waiting on rates, they’re waiting on process.
“If streamlining actually shifts Q3 numbers, rate sensitivity stops being the headline.”
PAS9980 must be removed from cladding remediation bill
Giving his opinion on the story, Cladding Remediation Bill imposes legal duty on building owners, Stephen Day, senior developer at Santander UK, said: “The dangers of following PAS9980:2026 being included in the Remediation of Unsafe Cladding Bill pushed this week were exposed by Gideon Amos OBE MP and Al Pinkerton in Parliament.”

“PAS9980 must be removed from the Remediation of Unsafe Cladding Bill because it:
- Eliminates the need to check if defects breached building regulations at the time of construction.
- Undermines the Fire Safety Order, which requires buildings to comply with the Building Regulations in force at the time of construction.
- Allows highly combustible material banned on new buildings to remain on existing buildings.
- Allows completely opposing fire engineering conclusions to both be true.
- Condemns people to permanently high insurance and is rejected by the Association of British Insurers.
- Risks multiple remediations as tolerable defects may need remediating at a later date. Who pays if this happens?
“We must oppose this appalling remediation guidance from becoming law in the Remediation of Unsafe Cladding Bill, which the government has added to the face of the bill by stating a tolerable remediation equates to a completed remediation.”
