Prospective buyer registrations dip in August: Propertymark – Mortgage Strategy

The number of new prospective buyers registering per member branch in August dipped during August 2026, falling to an average of 69 per branch, the latest Propertymark housing insight data reveals.

The data found that on average each member branch placed around 10.8 homes on the market during the month of August.

Meanwhile, in the rental market, the average number of new registrations per member branch jumped to 121 from 102 the previous month.

In August, the average void period reported by member agents was almost four weeks, up from three weeks in July.

Propertymark chief executive Nathan Emerson says: “August’s figures show a housing market that is functioning, but where momentum remains uneven. The key issue for the industry is not a lack of activity, but the gap between what buyers are prepared to pay and what sellers are willing to accept.”

“With more properties requiring negotiation, realistic pricing and strong local market knowledge are becoming increasingly important for agents managing expectations on both sides.”

Emerson adds: “Meanwhile, the rental market continues to demonstrate how acute the supply challenge remains. Tenant demand is still placing considerable pressure on the homes available, while landlords are making increasingly careful decisions about whether and how they participate in the market.”

“With the regulatory environment continuing to evolve, maintaining a healthy supply of good-quality rental homes must remain a priority.”
