Calgary home sales decrease 3.8% in September, prices also down: board
The Calgary Real Estate Board says 1,650 homes changed hands last month, as the residential benchmark price fell 0.8% to $566,700.
The board’s chief economist Ann-Marie Lurie says that with a stronger job market and slower but positive net migration, housing demand has remained strong enough to absorb some of Calgary’s supply, but not enough to offset high-density supply that has been added to the market, “resulting in a more significant impact on prices for higher-density homes.”
Apartment-style homes saw a year-over-year price decline of 8.3% to $291,400, and row-style properties were 5.5% less expensive at $412,400.
Detached home prices were down one per cent to $739,400, while semi-detached prices moved 0.1% higher compared with September 2025 to $685,200.
There were 3,354 new listings on the market in September, down 11.3% from a year earlier, while total inventory was 6.3% lower year-over-year to 6,486 homes for sale.
