Developers Prosper Group and Versluys Group have partnered with Bugatti — the French automaker known for cars that hit speeds surpassing 300 mph — to develop a 60-story tower in Miami’s Brickell neighborhood, according to a release.
The project marks the first U.S. residential venture for the 117-year-old car company.
“Miami’s bold architecture, creative spirit and global appeal makes it a compelling setting for our next Bugatti Residences project,” Bugatti International Managing Director Wiebke Ståhl said in a statement. “Our vision is to consider every aspect, from exquisite design to seamless service and operations, creating a branded residential experience unlike any other.”
Miami-based Prosper and Belgium-based Versluys purchased the Miami River-adjacent site from Two Roads Development and Newgard Development Group in August for $50M.
The site at 75 SW Miami Avenue Road was supposed to be part of Two Roads and Newgard’s $1.5B One Brickell Riverfront project, but Prosper and Versluys announced last year that they would be taking it over with a $650M condo tower.
Bugatti Residences Miami will feature 183 residences, including four penthouses, with 300 feet of frontage along the Miami River. New York-based Brandon Haw Architecture is leading the design, with Yabu Pushelberg on interiors. The butler service will be handled by Rhodium, a specialist branded residences operator.
Condo sales are projected to launch during the first half of 2027.
“Bugatti Residences Miami unites one of luxury’s most respected brands with a city shaping the future of high-end real estate,” Prosper Group CEO Jay Roberts said in a statement. “Miami has become the global epicenter for wealth migration, institutional investment and sophisticated living, with Brickell embodying the prime, waterfront site that is central to Prosper Group’s development strategy. It is a natural home for Bugatti’s branded residential debut in the United States.”
This is Bugatti’s second venture into residential real estate after its debut in Dubai, Miami’s top branded condo competitor on the global stage.
It adds to a crowded market — Miami has 42 branded projects under construction, set to more than double its existing inventory, with another 73 in the planning pipeline, according to a Knight Frank report released last week. Nearly 50% of these projects are non-hotel brands.
Bugatti is the latest in a cavalcade of luxury car companies that have lent their brand to Miami developers over the years.
Porsche was the first to go up in Miami, with Dezer Development delivering the 58-story, 132-unit Porsche Design Tower in 2016 in Sunny Isles Beach.
Aston Martin worked with Argentinian grocery magnate German Coto to brand a 66-story, 391-unit tower that delivered in 2024. The tower has since been met with a barrage of lawsuits from condo owners claiming construction defects and accusing the developer of self-dealing, fraud and failing to build promised luxury amenities.
River Horizons is working with luxury Italian carmaker Pagani to build a 30-story condo tower in North Bay Village with 70 units, and Dezer is building a 62-story Bentley Residences Miami condo adjacent to the Porsche tower in Sunny Isles Beach.
JDS Development‘s Michael Stern is looking to build a 791-unit Mercedes-Benz tower with Fontainebleau Development‘s Jeff Soffer — and reportedly negotiating a $1B loan, though the planned project is facing an $80M foreclosure suit.
