New York City’s Top Office Leases, August 2026

The largest office leases within the five boroughs last month came from a variety of industries, with sizable deals struck by everything from tech firms to ad companies to banks. It was, however, a good month for renewals and expansions, with four of the top 10 leases being an existing tenant adding more space and more years to their lease — including the very largest of the bunch.

Below are the city’s top office leases in August.

1) Havas Health | 200 Madison Avenue | Garment District | 254K sf

The health and wellness communications network inked a new 15-year expansion and renewal in the Garment District building. The new square footage spans five stories in the Manhattan building. David Falk and Jason Greenstein of Newmark represented the tenant, while Peter Duncan and Alexander Bermingham of George Comfort & Sons represented the landlord in-house.

2) Snap | 2 Pennsylvania Plaza | Penn Plaza | 199K sf

The tech firm inked a new 10-year sublease in the Penn Plaza building, taking over space from Verizon, which the company has leased until 2044. Ethan Silverstein, Amy Zhen and Bianca Di Mauro of Cushman & Wakefield represented the tenant, while a four-member Cushman & Wakefield team including Josh Kuriloff and Heather Thomas represented Verizon.

3) Comcast Advertising | 1540 Broadway | Times Square | 140K sf

The ad company signed a new lease in the Times Square building owned by GFP Real Estate and BDT & MSD Partners. The new deal represents a relocation from their offices at 55 West 46th Street. Allen Gurevich of GFP Real Estate represented the landlord in-house alongside a five-member Savills team including Clark Finney and Frank Doyle.

4) KeyBank | 1301 Sixth Avenue | Midtown West | 113K sf

The bank inked a new 15-year renewal and expansion in the Midtown West building. The space is spread across five floors within the building. A five-member JLL team including Matthew Astrachan and Justin Haber represented the tenant, while Peter Brindley, Douglas Neye and Sean Kirk of Elecor Properties represented the landlord in-house.

5) Versant Media Group | 229 West 43rd Street | Times Square | 85K sf

The media company inked a new 18-year expansion and renewal in the Times Square building. A team from CBRE represented the tenant. The building’s landlord, Columbia Property Trust, represented itself internally.

6) Republic Clothing | 1411 Broadway | Garment District | 81K sf

The apparel manufacturer and wholesaler signed a new 15-year lease in the Garment District building. Scott Weiss of Savills represented the tenant, while a four-member CBRE team including Paul Amrich and Neil King represented the landlords, La Caisse and The Swig Company.

7) Centerbridge Partners | 345 Park Avenue | Plaza District | 76K sf

The investment management firm signed a new 15-year lease in the Plaza District building. Neil Goldmacher, Brian Goldman and Matthew Lorberbaum of Newmark represented the tenant, while Robert Steinman of Rudin represented the landlord in-house.

8) Capital Group | 345 Park Avenue | Plaza District | 70K sf

The investment management firm signed a new 10-year lease in the Plaza District building. A six-member CBRE team including Chris Mansfield and Frank Scott represented the tenant, while Robert Steinman of Rudin represented the landlord in-house.

9) Veronica Beard | 26 West 17th Street | Flatiron | 60K sf

The apparel brand inked a new expansion and renewal in the Flatiron building. TJ Hochanadel and Robert Martin of JLL represented the tenant, while David Stockel and Taylor Walker of CBRE represented the landlord, the Winter Organization.

10) London Fischer | 59 Maiden Lane | Financial District | 58K sf

The law firm renewed its lease in the Financial District building. Anne Holker of AmTrustRE represented the landlord in-house.
