Slättö sells four Swedish elderly care properties to Lanthem
Swedish real estate investor Slättö has sold a portfolio of four elderly care properties across Sweden to Lanthem, a joint venture between Hemsö and Lantmännen, for a total property value of SEK 567 million.
The portfolio comprises four social infrastructure properties in Borås, Alingsås, Gotland and Karlstad, with a combined lettable area of approximately 13,800 sqm.
According to Slättö, the properties have been stabilised during its ownership through active asset management and leasing initiatives. The assets have long-term tenants, primarily municipalities, providing what Slättö describes as secure cash flows.
The transaction comes as investor interest in the Nordic elderly care segment strengthens, supported by long-term demographic trends and improving transaction market conditions. Slättö said these factors have contributed to renewed activity in social infrastructure, particularly for high-quality elderly care properties.
“Demographic trends, with an ageing population, combined with a stronger transaction market, drive increased interest in elderly care facilities,” said Sofie Sihver, Head of Social Infrastructure at Slättö.
“With this transaction, we continue to execute on our business plan in social infrastructure, which is to divest stabilized properties with long-term lease agreements and invest in assets with value creation potential through active asset management,” Sihver added.
Slättö currently manages a social infrastructure portfolio of approximately 27 assets across Sweden through its funds, representing around 64,000 sqm of total lettable area.
