Ogilvie Partners Trades Fort Collins Warehouse Portfolio for $42M

Ogilvie Partners sold the Prospect Innovation Campus, a 226,000-square-foot industrial, flex and research-and-development portfolio in Fort Collins, Colorado, to ZS Capital Partners for $42 million. The campus comprises 11 buildings across four sub-portfolios — Midpoint 3, River Center, Spring Creek and One Prospect — and represents a significant, well-located asset in Northern Colorado’s Front Range industrial market.

The acquisition was ZS Capital Partners fifth industrial acquisition since late 2023 and its largest investment to date, expanding ZS’s Colorado Front Range industrial holdings to approximately 460,000 square feet.

Constructed between the late 1980s and early 2000s, Prospect Innovation Campus offers a functional mix of small-bay industrial, flex and R&D space. Flexible suite configurations and a blend of office and warehouse components allow the portfolio to serve a wide range of users.
