Global Wellness Network Havas Health Expands to 254K SF at 200 Madison Avenue – Commercial Observer
Havas Health, a global health and wellness communications network, is expanding its Midtown headquarters, Commercial Observer has learned.
Havas, which creates advertising, public relations and marketing campaigns for health care brands, signed a 15-year deal to renew its existing 189,461-square-foot office at George Comfort & Sons’ 200 Madison Avenue and tack on an additional 64,657 square feet, according to the landlord.
The deal, which stretches through at least 2041, brings the health company’s total footprint to 254,118 square feet across five floors of the 26-story office building seven blocks south of Grand Central Terminal.
Asking rents for available office space in the building — which George Comfort owns alongside Loeb Partners Realty and Jamestown — average $70 to $75 per square foot, according to ownership.
Founded in 1835, Havas is one of the world’s largest global communications groups and has been a tenant at 200 Madison Avenue since the late 1990s.
“Havas Health’s growing long-term commitment to 200 Madison Avenue is a testament to the appeal of the hospitality-focused, amenity-rich environment we are cultivating for our tenants,” Peter Duncan, president and CEO of George Comfort, said in a statement. “Havas has been a valued tenant for nearly three decades, and we are proud to support its next chapter of success within the tower.”
Duncan and Alexander Bermingham represented ownership in-house in the deal, while Newmark’s David Falk and Jason Greenstein repped the tenant. A spokesperson for Newmark did not immediately respond to a request for comment.
George Comfort recently completed a renovation of the office tower’s entrance and lobby, and it is in the midst of building a new indoor-outdoor amenity center on the 10th floor, which will span 11,000 square feet and feature conference rooms, a game area, a lounge and event spaces. The center will also include an outdoor garden, according to the landlord.
Other tenants at 200 Madison Avenue include architecture firm Spectorgroup and law firm BraunHagey & Borden, as well as fitness brand TMPL and furniture store Roche Bobois in the retail space.
