Top-floor Penthouse at 100 Jay Tops Brooklyn Luxury Market

The top-floor penthouse at 100 Jay Street scored the priciest contract in Brooklyn last week. 

The deal for the 33rd-floor unit in the Dumbo project was one of 21 — eight condos, one co-op and 12 single-family homes — signed for homes asking at least $2 million from Aug. 10 to Aug. 16., according to Compass’ weekly report on Brooklyn’s luxury market. The total contract volume was $67 million. 

The previous week saw 14 contracts signed for $45 million

Homes entering contract last week had a median asking price of $3 million, spent an average of 155 days on the market and had an average price per square foot of $1,379. 

The penthouse at 100 Jay Street asked $6 million.

Last sold as a sponsor unit for $3.1 million in 2007, the home is a “full floor true penthouse,” according to the StreetEasy listing. The two-bedroom, three-and-a-half-bathroom home spans over 2,900 square feet with a 90-foot terrace and four exposures.  

The home has soundproofed floors and custom hardwood cabinetry. The terrace features a full kitchen, Jacuzzi and outdoor shower. 

Archpoint Advisory’s Charlie Homet, John Brandon and John King Oppermann had the listing. 

Developed by the Hudson Companies, the 267-unit 100 Jay, also known as the J Condo, was built in 2006. Amenities include a 24-hour attended lobby, on-site garage, fitness center and yoga room and a media room. 

The second priciest contract signed last week was for a Carroll Gardens townhouse at 274 Degraw that sold off-market. The home sold for $5.9 million, according to a social media post from Compass’ Randy Baruh, who had the listing. 

The five-bedroom, four-bathroom home last sold for $3.5 million in 2016. In 2016, the home was listed as a three-family property.
