2 Steakhouses Land New Leases: The Atlanta Deal Sheet
Developers are leasing out space for two major steakhouses, including one eatery that will take over a former Midtown mortuary.

The Patterson House at Spring Quarter
Portman Holdings announced this week that Hal’s “The Steakhouse” will open a new 24K SF restaurant and arts facility at the historic Patterson House attached to its Spring Quarter mixed-use project in Midtown. The Tudor-style residential building, developed in 1928 and designed by architect Philip Shutze, was once home to H.M. Patterson Funeral Home & Gardens before Portman purchased the property for redevelopment.
This will mark Hal’s third location, including the original in Buckhead and one in Nashville, and will seat around 400 patrons, according to a press release. Hal’s owner, Sammy Jimenez, is set to open a fourth location in Roswell in 2028.
The Patterson House is part of Portman’s overall mixed-use project that includes Ten Twenty Spring, a 25-story, 525K SF office tower, and Sora at Spring Quarter, a 370-unit apartment tower.
And in Midtown, Fleming’s Prime Steakhouse & Wine Bar announced this week that it is opening a new location at Midtown Union, an office-centric mixed-use tower at 1331 Spring St. that was developed by MetLife Inc. and Granite Properties. Fleming’s is taking 8,300 SF in the 26-story, 612K SF tower, according to a press release.
Katz & Associates’ Julie Solomon and Atlantic Retail’s Noah Jones represented Fleming’s, while CBRE’s Amy Fingerhut and Raquel Hwang brokered the deal for the landlords.
LEASES
Law firm Maynard Nexsen expanded its Atlanta office by a full floor to 24,300 SF, according to a press release. The firm, which opened in Atlanta a year ago, is located at Terminus 100 in Buckhead.
The expansion is expected to be completed by the new year.
SALES
Atlanta-based ParkProperty Capital bought The Jane, a 280-unit apartment complex in Brookwood on the outskirts of Buckhead, for $75M from CWS Capital Partners, Connect CRE reported. The complex, adjacent to the Bobby Jones Golf Course and along the Beltline Northside Trail, was named for Bobby Jones’ legendary putter, Calamity Jane.
The property last sold in 2015 for $63.6M, according to Fulton County property records.

An affiliate of North Carolina-based Bell Partners, recently acquired by Toronto-based Sun Life Financial Inc., sold Bell Buckhead West, a 280-unit apartment complex off Howell Mill Road, to an LLC tied to RangeWater Residential for $54.9M, the Atlanta Business Chronicle reported.
Bell acquired the property in 2017 for $62M, according to Fulton County records.

Senior Housing Services’ Will Childs
Charlotte-based Senior Housing Services tapped Will Childs to expand and open a new Atlanta office for the firm, expanding the coverage of the 30-year-old senior housing and healthcare brokerage house.
Childs joins SHS from JLL and has brokered sales of more than $300M during his career.
FINANCING
Xebec obtained a nearly $40M construction loan along with $30.5M in joint venture equity to break ground on Black Creek Commerce Center, a three-building industrial complex on the outskirts of Savannah.
The 688K SF development, which is across from U.S. Highway 80 and less than 10 miles from Hyundai’s new Metaplant, is set to deliver in the third quarter of 2027. Details on the loan and the equity investment weren’t disclosed.
JLL’s Bobby Norwood, Mark Sixour, Britton Burdette, Jim Freeman, Kelsey Bawcombe and Austin Smith arranged the financing for the developer.
