New York Top Real Estate Deals: Friday, August 7, 2026

There were 187 transactions totaling $351 million filed in New York City records in the 24 hours before 4 p.m. on Friday, August 7, 2026.

🏆Residential: The priciest recorded home sale was for a penthouse at 432 Park Avenue on Billionaires’ Row that sold for a 30 percent loss. The trust of late scientist and philanthropist Roy. T Eddleman sold the 94th-floor pad for $22 million, down from the $31.5 million he paid for it in 2019. The deal breaks down to $5,500 per square foot. The 4,000-square-foot condo has four bedrooms, three and a half bathrooms and a library. Its last asking price was $25.8 million. Serhant’s Marc Riedel, Jordyn Nusynowitz and Christine Calvo had the listing. The buyer was 4310 23 St LLC.

🏆Commercial: Long Island City had the top commercial deal to hit records. An affiliate of Longfellow Real Estate Partners and Sculptor Real Estate offloaded the Hatch Life Sciences building at 43-10 23rd Street for $86.9 million. The buyer of the seven-story building, built a century ago as a parachute factory, was a company tied to developer Jack Guttman. The life sciences facility spans 215,000 square feet. 

📊Residential: Shawn and William Crowley parted with a co-op at 146 Central Park West on the Upper West Side for $14.5 million or $3,500 per square foot. The buyers were Faris and Karen Naber, who purchased the unit more than two decades ago for $12.5 million. The co-op spans 4,200 square feet and has four bedrooms and four and a half bathrooms. The home went on the market in April with an asking price of $14.8 million. Brown Harris Stevens’ Lisa Lippman and Scott Moore had the listing.

📊Commercial: In Bayside, a mixed-use building at 215-15 Northern Boulevard changed hands for $14 million. The seller was a company tied to AB Capstone’s Meir Babaev which had acquired the property in 2015 for $6 million. The buyer was a company led by Bongho Ha. The first two floors span a combined 15,900 square feet and are the property’s commercial space; the third floor measures 7,900 square feet and is residential.
