Montreal asking rents fall, with double-digit declines in some neighbourhoods
The average asking rent for an unfurnished one-bedroom unit in Montreal fell to $1,586 in July, down $13 from June and $105, or 6.2%, from a year earlier, according to liv.rent.
Furnished one-bedroom rents also declined, falling 0.7% from June to an average of $1,623. Seven of the 10 Montreal neighbourhoods tracked in the report recorded year-over-year declines for unfurnished one-bedroom units.
Villeray–Parc-Extension posted the largest drop, with the average rent falling 14.7% to $1,314 from $1,541 a year ago. Westmount followed with a 13% decline to $1,634.
Downtown remained the most expensive area at $1,782, despite rents falling 6.8% from a year earlier and 4.2% since January.
The gap between downtown and Verdun narrowed to $60 in July from $188 in January, as the average rent in Verdun rose to $1,722.
Le Plateau-Mont-Royal recorded the largest increase since the beginning of the year, rising 4.8% to $1,632. Saint-Laurent and Verdun also posted increases over that period.
Liv.rent compiles its figures using listings from its own platform and other rental sites. The report includes asking rents for units available during the month and excludes rooms, shared accommodations and properties listed for more than $5,000.
The figures reflect advertised rents rather than rents paid by existing tenants.
