Parcyl Uses ATTOM’s Property to Power AI-Driven Site Acquisition

While conducting due diligence is undeniably an essential part of the site acquisition process, most investors and developers would probably admit that the work is incredibly tedious. Historically, it involves poring over maps, navigating the local MLS system, and checking county records, among other tasks.
These processes often take hours or days to complete and require extensive resources, whether that involves paying staff to do the research or investing in multiple software subscriptions that provide access to crucial information.
As an industry veteran, Brady Irwin, the founder and CEO of Parcyl, isn’t a stranger to doing this work, but he has often felt like there should be a better way, specifically one that’s more efficient.
“Acquisitions is the starting point for every deal, yet nearly 80% of our time is spent on repetitive research and site analysis,” explains Irwin. “The work is necessary, but it’s the redundancies that consume most of our time that could be spent pushing our pipeline and moving deals forward. And, delegating it doesn’t eliminate inefficiency. it simply transfers it to my team.”
The concept for Parcyl began as a direct result of Irwin’s desire to spend more time focusing on other aspects of his business, mainly evaluating how he manages site selection data and using it to make strategic business decisions, rather than simply collecting it.
“My goal was to integrate AI into my business in a way that made it feel like a partner, not just another platform. With the right framework, context, and data, I knew it could do more than return information,” Irwin says. “I knew it could learn my strategies, adapt to how I work, automate manual processes, and surface opportunities hidden within the data across multiple markets before others found them.”
“Most importantly, I knew it could show me why each opportunity mattered, based on my specific goals,” he continues. “I wanted to turn the data that was already available into computable leverage.”
From there, Irwin focused on pulling together a team of experts. While he was able to provide in-depth knowledge of the real estate industry and hire tech gurus to build the platform itself, he knew they would also need to work with a property data provider to supply the essential information that this new software solution would eventually run on.
After extensive research, he selected ATTOM to fill that role. In his mind, no other property data provider was up to the task.
“A lot of property data looks fine until you start working across different markets and asset types,” he says. Then, the gaps show up fast. The formatting changes, records go stale, and important fields start to come back half-filled.”
While these types of inconsistencies would be frustrating for any startup to manage, they were non-negotiable for the Parcyl team because the platform leverages AI in its workflows.
“You can’t build reliable intelligence on unreliable data,” Irwin explains, simply. “The system may still produce an answer, but without accurate, consistent data behind it, that answer isn’t something you can confidently act on.”
Ultimately, two factors made selecting ATTOM as their primary property data provider an easy choice for the Parcyl team. It all came down to the consistency and freshness of ATTOM’s product.
“ATTOM was the piece we needed,” Irwin admits. “They provide us with a nationwide dataset that’s clean and normalized enough to be used for consistent reasoning. And, the 24-hour refresh is crucial, too. The real estate industry is time sensitive. We need our customers to be able to trust that the data we’re providing them with is up to date.”
Today, ATTOM’s AI-Read property data serves as the foundation for Parcyl’s artificial intelligence capabilities. It supplies the key property-level characteristics that real estate professionals often consider first when evaluating potential acquisitions, including ownership information, tax data, deed and mortgage history, and valuation analytics.
However, part of what makes this platform feel incredibly unique when compared to other prop-tech tools is that it combines multiple layers of real estate data into a single, easy-to-use application.
“We’ve been able to aggregate data from a variety of sources — including local utility companies and GIS location data providers — and join it to the property records we source from ATTOM,” Irwin boasts. “So, whenever you click on a property in Parcyl, you can see everything from the zoning information to the proximity of the closest wastewater line in one place.”
Beyond that, the platform also utilizes agentic frameworks to power its task automation. For example, once users give Parcyl some initial information about their buy box and investment strategy, they can prompt it to run a site analysis on any parcel that meets their selection criteria in a simple click
After being prompted, the system will compile all the data relevant to that user and their selected parcel into a simple, digestible report. Developers and investors can then use this information to inform their next steps.
Plus, users can even expect to receive better results from the platform over time. According to Irwin, Parcyl’s intelligence layer learns from each interaction it has with a particular consumer and considers those findings alongside the underlying real estate data. This results in a feedback loop that helps the system continuously optimize its responses.
Irwin believes that each of these features played a crucial role in helping him achieve his initial goal of reducing the amount of time he spends on due diligence. Yet, as his team officially begins onboarding users to the platform in Q3 of 2026, he’s also starting to consider the bigger picture, including how Parcyl can impact the industry as a whole.
“By design, Parcyl helps our customers size up opportunities at scale without having to do all of the redundant manual labor. They can access the data they need to make informed decisions in a fraction of the time that it would take a traditional acquisition team to do the same job,” he says.
Although the rollout is still in early stages, Irwin feels very encouraged by the feedback Parcyl has received so far.
As he suspected, the platform’s initial users have shared that this tool helps them screen viable parcels much more quickly than the industry’s standard methods. In addition, they report achieving better prioritization and finding fewer blind spots while using Parcyl, which increases confidence in their decisions.
For Irwin, though, this is only the start. In the future, he would like to see the vast majority of site acquisition deals begin on Parcyl.
He hopes to grow the platform into an all-in-one solution where developers and investors can manage most of their workflow, including defining their parameters, searching their target market, evaluating opportunities, and running their entire pipeline. Ideally, his system will help them go from parcel to decision in just a few minutes, rather than months.
