Celina Developer Moving Forward on 55K-SF Mixed-Use Venture

Nack Development is moving forward with a 55,000-square-foot mixed-use project in Celina, with the help of a $3 million incentive package. Trackside Junction will include retail, restaurant, office, event and residential space.
Community Impact reports that the plans for the two buildings include a four-story, 40,000-square-foot mixed-use building with 10,000 square feet of retail and restaurants on the main floor and three floors of offices.
The second building will include 15,000 square feet, with 5,000 square feet of retail and restaurants on the main floor and residential above it.
The incentive package includes the city selling a $1 million parcel of land to Nack for $1, a $1.7 million tax increment reinvestment zone contribution and a $350,000 grant. In return, Nack invests at least $15 million in the project, breaks ground by the first of next year, completes both buildings for mid-2028 and pays for some traffic improvements.
