Q3 2026 Opportunity Zones: Where Home Prices Nearly Doubled
According to ATTOM’s Q3 2026 Opportunity Zone Report median single-family home and condo prices increased from the second quarter to the third quarter of 2026 in 48.1 percent (1,651) of the 3,431 Opportunity Zone tracts with enough data for both periods.
The report also noted that on an annual basis, prices rose in 48.9 percent (1,598) of the 3,265 tracts with sufficient data in the third quarters of 2025 and 2026.
The analysis found that outside Opportunity Zones, typical home prices increased year over year in 51.6 percent (28,212) of the 54,704 census tracts with sufficient data for both third quarters. That made annual price growth slightly more common outside the designated economic development zones than within them.
ATTOM’s latest Opportunity Zones Report also noted that the third quarter of 2026 represented the highest median home value since the beginning of the Great Recession in 2008 for 9.4 percent (357) of Opportunity Zone census tracts. In addition, 27.1 percent of the tracts recorded double-digit annual growth in median home values.

Conclusion
ATTOM’s Q3 2026 Opportunity Zones Report shows that annual median home-price growth remained widespread across the designated zones, although gains were slightly more common outside them. Nearly half of the Opportunity Zone tracts analyzed posted year-over-year increases, more than one-quarter recorded double-digit growth, and the top 10 tracts highlighted here saw annual gains ranging from 87.5 percent to 99.7 percent.
