House Hunting During Holiday Season: Where to Snag the Best Deals

According to a recent report from Redfin, the early November period represents the optimal timeframe for prospective homebuyers to obtain favorable pricing in Milwaukee, Riverside, California, and Tampa, Florida.

For Detroit and three additional Florida metropolitan areas—specifically Fort Lauderdale, Miami, and West Palm Beach—prospective purchasers may find it advantageous to defer their purchase decisions. Mid-December is generally recognized as the most favorable period to secure advantageous terms in these particular markets.

Across the nation, discount rates generally reach their maximum levels during the early autumn period before stabilizing or declining as the winter season draws near. However, the housing market operates on a regional basis, and within these seven metropolitan areas, the most substantial discounts customarily emerge at a later point in the year. As the holiday season approaches, residential purchasing activity diminishes, resulting in a reduced pool of prospective buyers for sellers—thereby affording the remaining buyers enhanced negotiating leverage.

Furthermore, certain properties listed during the final months of the year have remained on the market for extended periods, thereby incentivizing sellers to finalize transactions before the calendar year concludes.

“There’s a tradeoff to shopping for a home late in the year: Buyers may have fewer fresh listings to choose from, but they also face less competition, and many sellers are ready to make a deal,” said Asad Khan, Senior Economist at Redfin. “A seller who has been waiting months for an offer may be more willing to negotiate on price or other costs than they were in the spring. Buyers shouldn’t purchase a home just because the calendar says it’s a good time for deals, but those who find the right home may have room to negotiate.”

Examining Metro Differences

In Florida, the most advantageous purchasing opportunities for consumers generally emerge during the months of November and December, a phenomenon substantially influenced by climatic conditions. The primary influx of purchasers to South Florida—comprising retirees and individuals maintaining seasonal residences—customarily materializes following the commencement of the new year, at which point Florida’s meteorological conditions become notably pleasant and temperate, while the Northeastern United States experiences frigid temperatures.

“Local buyers have a good shot at getting a deal in November, mainly because it’s just before the snowbirds arrive,” said Todd Edwards, a Redfin Premier agent in Tampa. “House hunters have a window of opportunity to negotiate on listings that have been lingering on the market since summer: Sellers want to close a deal before the new year, and there’s often not much competition from out-of-towners yet.”

The hurricane season, which extends through the early autumn months, discourages certain prospective homebuyers and results in an accumulation of unsold properties that become eligible for price reductions following the season’s conclusion. Also, Florida’s substantial inventory of luxury residences frequently sells at prices below the initial asking amount, particularly during the latter months of the year when property owners are motivated to liquidate these assets from their portfolios. The market dynamics present a contrasting pattern in Milwaukee and Detroit.

These northern metropolitan areas experience a considerably abbreviated selling season: the cold climate restricts the timeframe available for property viewings and transaction closures; sellers maintain their efforts well into the autumn season, endeavoring to finalize transactions before the onset of severe winter conditions prompts buyers to withdraw from the market. This phenomenon postpones the customary seasonal decline in market activity until November in Milwaukee and December in Detroit, representing a later occurrence compared to the majority of the nation.

The November and December discount periods observed in Milwaukee, Riverside, Detroit, and substantial portions of Florida represent a recurring annual phenomenon rather than an isolated occurrence, manifesting consistently each year irrespective of whether prevailing market conditions favor purchasers or sellers.

However, this seasonal advantage may prove exceptionally beneficial to buyers during the current year. The United States housing market is already substantially oriented toward buyers, with sellers outnumbering buyers by 63 percent—representing the most significant disparity documented in Redfin’s historical records spanning from 2013 onward. Miami exemplifies one of the nation’s most pronounced buyer’s markets, featuring more than double the number of sellers relative to buyers. Tampa, West Palm Beach, Fort Lauderdale, Riverside, and Detroit similarly demonstrate buyer’s market characteristics.

Milwaukee constitutes one of merely five seller’s markets throughout the country. Given that Milwaukee contains a greater concentration of buyers than sellers, price reductions remain infrequent—consequently, purchasers in this market may benefit from heightened awareness of seasonal fluctuations.

Conclusion

The optimal timing for purchasing residential property extends beyond identifying the specific week when purchasers are most probable to obtain a reduction.

A fundamental tension typically exists between inventory availability and cost savings. Peak periods for new property listings generally precede the emergence of the most advantageous pricing by several months. For example, Milwaukee customarily experiences its highest concentration of new listings in mid-May and maximum fresh inventory in mid-July, with the most favorable pricing conditions materializing in early November. Similarly, Detroit’s new listings typically reach their zenith in early August and fresh inventory in early September, substantially preceding its optimal negotiation window in mid-December.

Consequently, purchasers who defer their acquisition until November or December may encounter a diminished selection of available properties. However, those who emphasize price considerations and maintain flexibility regarding their purchase timeline may discover that sellers demonstrate greater willingness to engage in price negotiations.
