LiveMore completes third securitisation under Social Bond Framework

LiveMore has completed its third residential mortgage-backed securitisation (RMBS).

The transaction, Exmoor Funding 2026-1, raised £212m to support lending to older homeowners.

The deal is structured under LiveMore’s Social Bond Framework. This means investor support a capital markets transaction that delivers both financial returns and measurable social impact.

The securitisation qualified under the social project category because it broadens access to homeownership for borrowers who are often excluded from mainstream lending, supports greater financial inclusion and financial stability in retirement, and contributes to the United Nations Sustainable Development Goal 10 on reducing inequalities.

Simon Webb, managing director of finance and capital markets at LiveMore, said: “This is more than a transaction – it’s a signal of what capital can and should do.

“We are proud to be one of the very few UK mortgage lenders offering ICMA-aligned social bonds, helping to tackle a major societal challenge: access to fair and flexible finance in later life.”

According to LiveMore, it is believed to be the only UK lender securitising retirement interest-only (RIO) mortgages, a product aimed at borrowers who work into later years and use property wealth to support their retirement income. Unlike traditional mortgages, RIOs have no fixed maturity date and are repaid upon sale of the property or following certain life events.

“We’re aligning who we lend to with how we fund ourselves, proving that responsible lending and responsible investing can go hand in hand,” added Webb.
