Rightmove integrates AI comparison tool into search results

Rightmove has integrated its artificial intelligence-powered comparison assistant directly into property search result pages, marking the latest expansion of the portal’s AI capabilities.

The Ask Rightmove tool enables users to pose questions and compare multiple properties simultaneously within search results. The feature builds on the AI-powered Search Assistant introduced via the homepage search bar in February and the Evaluation Assistant launched in property listings in July.

Enhanced search functionality

The conversational search tool will initially be available to a limited group of users before a broader rollout. Users can ask questions beyond traditional search filters about properties and surrounding areas, with the ability to add custom comparison criteria on topics including proximity to supermarkets, suitability for hybrid working, nearby schools or transport links.

The system can respond to queries such as ‘which home would be best for hybrid working’ and ‘which property has the most family-friendly features?’ or ‘compare the outdoor space across these homes’. Responses are generated using information from property listings provided by sales and letting agents, Rightmove’s property data, Google Maps data, Experian for schools information, and Land Registry records.

User engagement metrics

Data from the period to 30 June indicates users of the Ask Rightmove search assistant spend 40% longer on the platform compared with those not using the feature. They also save more than twice as many properties and send approximately twice as many leads to agents.

Tarah Lourens, Chief Technology and Operations Officer at Rightmove, said: “Our latest AI-powered development helps movers better understand the differences between properties and identify the homes that best fit their needs, making the search process more informed and efficient. At the same time, it helps our partners bring property listings to life by making key features more discoverable and meaningful to potential buyers and renters.”

The development comes as the property market faces ongoing challenges, with property viewings having declined significantly amid pricing pressures. Meanwhile, mortgage lending patterns have shifted as buyers navigate affordability constraints.

The AI tool aims to streamline the property search process by consolidating information that would typically require users to review multiple listings and conduct separate research on locations and amenities.
