Law Firm Seward & Kissel Signs 171K-SF Renewal at One Battery Park Plaza – Commercial Observer

Seward & Kissel is staying put in the Financial District.

The financial services law firm has renewed its 171,112-square-foot office lease for a term of 11 years with Rudin and Allianz Real Estate at One Battery Park Plaza, according to CBRE’s office report for the third quarter of 2026.

The asking rent was not disclosed, but the average asking rent for office space in Lower Manhattan was $62.40 per square foot in the third quarter, the report noted.

Kevin Daly and Craig Panzirer represented Rudin in-house while CBRE’s Lewis Miller, Andrew Sussman, Cara Chayet and Scott Sloves negotiated on behalf of Seward & Kissel.

“Their renewal extends a remarkable year of leasing at the building and across the portfolio, adding to the momentum of the Downtown market,” Michael Rudin, co-CEO of Rudin, said in a statement.

CBRE did not immediately respond to a request for comment.

Seward & Kissel has been in the building since 2011 and occupies the 19th through 24th floors.

One Battery Park Plaza, also known as 24 State Street, is a 35-story tower between Bridge and Pearl streets that overlooks Battery Park. Other tenants in the building include financial advisory firm and Northwestern Mutual affiliate SFA Agency, which expanded to ​​14,071 square feet in the 35-story building in June, as well as the New York City Independent Budget Office, a government oversight group, which took 18,765 square feet in February.

Nationwide Mutual Insurance also took 38,107 square feet, and the International Refugee Assistance Project signed a deal for 19,407 square feet in 2022.

Rudin built the 870,000-square-foot office building in 1971, with Allianz taking a stake in ownership in 2016.
