Clinton Hill Townhouse Sells for $9.4M in Neighborhood Record

Add Clinton Hill to the list of Brooklyn neighborhoods reporting pricey new records in the last year. 

The home at 374 Washington Avenue sold for $9.4 million in an off-market deal, making it the priciest home sold in the neighborhood, Curbed reported. The record was confirmed by Leslie Garfield’s Matthew Lesser, Matthew Lipsky, and Sophie Smadbeck, who had the listing.

The 25-foot-wide home spans over 7,000 square feet with five bedrooms, each with an en-suite bathroom and walk-in closet. The sellers, who bought the home for $3.8 million in 2014, undertook an extensive renovation, leaving in place the working fireplaces but outfitting the private back garden with an outdoor bar.  

The sale just barely tops the previous record set by the even-larger home just down the street. The property at 280 Washington Avenue, known as the Pfizer Mansion, sold for $9.1 million in 2021. Spanning 10,000 square feet, the Queen Anne-style mansion took its name from its first owner, Charles Erhart, who co-founded the Pfizer pharmaceutical company with his cousin and future brother-in-law Charles Pfizer. 

The scale of the home at 374 Washington and its turnkey nature set it apart in a market low on fully renovated townhouses, Smadbeck told Curbed. 

The sale is the latest sign that Brooklyn’s townhouse pricing appears to be following a steady arrow pointing up and to the right. The average price per square foot in the borough for townhomes was up 14 percent to $1,364 in the first half of 2026 compared to last year, according to Leslie Garfield’s market report. 

The escalating prices are likely a result of constrained supply. During that same time, the number of sales fell 10 percent. 

The supply-demand dynamics have meant that each neighborhood has seemed to find a new price record in the last several years. 

In July 2025, an unfinished five-story townhouse in Fort Greene at 39 South Portland Avenue sold for $8.8 million, setting a record for the area. Just two months later, a Park Slope home at 535 1st Street sold for $14 million, a new record for that neighborhood.
