GTA bidding competition edges up but sellers still wait for a turn
On the underbidding side, the Oakville, Ontario community of Eastlake — which had topped that list for four consecutive months — slipped to third place in September.
Ledbury Park in Toronto’s North York and Kleinburg in Vaughan displaced it, both higher-price communities where larger sale values amplify the median underbid amount in dollar terms.

Condos lag as single-family competition ticks higher
Single-family homes — detached, semi-detached, and freehold townhouses — attracted more competition than condos for the second consecutive month.
Some 28% of single-family transactions closed above the asking price in September, up from 21% in August and 25% in September 2025, according to Wahi.
The condo segment, which includes apartments and maintenance-fee townhouses, recorded just 15% of units selling above list price, flat year over year and only nominally improved from 12% in August.
