Forged deeds, fake divorce: SF sues to claw back $4.4 million home
In July 2025, Aadee recorded a deed purporting to transfer ownership from Wang to himself, which the city alleges was forged.
Over the following 13 months, he and Peng transferred the property back and forth eight times. Several of those deeds claimed the transfers arose from a “dissolution of marriage” or “divorce.” The city says there is no record the two were ever married.
“Defendants are effectively trying to steal a house and sell it to make millions in profit,” Chiu said.
“Several notaries have said defendants forged their signatures or illegally altered the deeds. That is fraud, and they are trying to profit off that crime.”
A chain of forged notary stamps
Court filings allege at least five of the eight deeds contained forged notary signatures, fraudulent stamps, or attestations altered after notarization.
