New York City’s Top Retail Leases in August 2026

Pickleball remains the fastest-growing sport in the U.S., and its real estate footprint is growing with it. Two pickleball leases ranked among New York City’s largest retail deals last month, alongside a mix of fitness and apparel tenants. But neither claimed the top spot.

1) Chelsea Piers Fitness | 250 Water Street | Seaport | 76,000 sf

The gym inked a new lease spanning five floors of the Seaport building, being developed by Tavros and Atlas Capital.

2) Burlington | 458 86th Street | Bay Ridge | 44,000 sf

The retailer inked a new lease in the Bay Ridge building which began redevelopment by MCB Real Estate last year.

3) Zara | 184 Bedford Avenue | Williamsburg | 22,000 sf

The apparel retailer signed a new lease in the Williamsburg building. Mitchell Dearman of MCD Retail represented the tenant, while Ariel Schuster, Tyler King and Michael Paster of Newmark represented the landlord, L3 Capital.

4) Goodland Pickleball | 98-22 Queens Boulevard | Rego Park | 15,500 sf

The pickleball club inked a duo of new leases in the Rego Park building. The tenant was represented in-house. The building’s landlord is RB Realty Capital.

5) Goodland Pickleball | 105 North 13th Street | Williamsburg | 14,600 sf

For its second lease, the pickleball club signed a new deal in the Williamsburg building. The tenant was represented in-house, once again. The building’s landlord is the Rabsky Group.

6) Planet Fitness | 532 Neptune Avenue | Coney Island | 14,500 sf

The gym inked a new 10-year lease in the Coney Island building. A team from CBRE represented the tenant. The building’s landlords are Cammeby’s International Group and Rybak Development.

7) Muji | 100 Flatbush Avenue | Boerum Hill | 10,000 sf

The Japanese home goods brand signed a new lease in the Boerum Hill building. A four-member Cushman & Wakefield team including Jason Greenstone and Mike O’Neill represented the tenant, while Chris DeCrosta, Hank O’Donnell and Madeleine Naro of Goodspace NYC represented the landlord, Alloy Development.

7) Samudhra | 312 West 43rd Street | Midtown West | 10,000 sf

The restaurant inked a new lease in the Midtown West building. Brad Schwarz of Lee & Associates represented the tenant, while Lon Rubackin, Michael Kadosh and Bevan Cohen of CBRE represented the landlords, Taconic Partners and National Real Estate Advisors.

8) Whole Foods Market | 509 Third Avenue | Murray Hill | 9,000 sf

The grocery chain inked a new 15-year lease in the Murray Hill building owned by Kahen Properties and Lalezarian Properties. Paul Hilliard of Whole Foods Market represented the tenant in-house, while Majid Kahen of Kahen Properties represented the landlord in-house.

9) Madewell | 1 Rockefeller Plaza | Plaza District | 7,300 sf

The denim brand signed a new lease in the Plaza District building. Karen Bellantoni, Steve Merkel and Pierce Thompson of Newmark represented the tenant, while Lucy Phillips of Tishman Speyer represented the landlord in house.

10) Crab House | 11 East 13th Street | Greenwich Village | 6,500 sf

The restaurant inked a new lease in the Greenwich Village building. Ygal Laham of KSR represented the tenant, while Carson Shahrabani and Noam Aziz of Meridian Capital Group represented the landlord, Arnold Toren.
