Swig, La Caisse’s 1411 Broadway lands 182K sf in leases

Three tenants signed on for more than 182,000 square feet of new office leases at 1411 Broadway, following a $100 million makeover of the Midtown tower. 

Republic Clothing Group, tech company Zeta Global, and South Korean fashion and beauty conglomerate Amorepacific signed the latest deals at the 1.2 million-square-foot building, which is co-owned by the Swig Company and La Caisse and managed by Hines.

The deals capped a leasing push that brought more than 566,000 square feet of commitments to the 38-story tower over the past 18 months, according to a press release. A CBRE team including Paul Amrich, Neil King and Emily Chabrier represented the landlord in the deals.

The leases will bring the building’s occupancy to 90 percent by the end of the year, according to the landlord. The New York Post was first to report the leases.

In the largest deal, Republic Clothing committed to an 81,000-square-foot direct lease for 15 years. The apparel manufacturer and wholesaler currently occupies space in the building through a sublease and will take the entire fifth and 34th floors, plus part of the sixth floor.

Zeta inked a lease for about 51,000 square feet across the entire 38th and 39th floors in a 10-year deal, doubling its footprint and moving its New York headquarters from Charles Cohen’s 3 Park Avenue. Amorepacific also signed a 10-year lease for 51,000 square feet and will relocate its headquarters from Shorenstein Properties’ 1407 Broadway

The deals come after the landlord spent roughly $100 million renovating the building, including upgrades to its Broadway plaza, the façade, elevators and infrastructure. The lobby now features a 70-foot terrazzo bar, blue vegan-leather banquettes and greenery. A rooftop amenity space is also in the works.

Other recent leases include clothing company Jacques Moret’s 64,000-square-foot renewal and accounting firm Withum’s 57,000-square-foot renewal and expansion. The landlords refinanced the building in 2020 with a $450 million loan from Bank of China.
