In the second quarter of 2026, homeowner equity across the U.S. declined compared with both the prior quarter and the same period last year, according to the Q2 2026 Home Equity and Underwater Report.
Percentage of Equity-Rich Properties: 41.1% of mortgaged residential properties were considered equity-rich, meaning homeowners owed no more than half of their property’s estimated market value.

What’s Driving Q2 2026 Home Equity Trends?
Equity-rich levels declined nationally in the second quarter of 2026, with the U.S. share moving to 41.1% from 43.3% in the prior quarter and 47.4% a year earlier. While several states continued to rank among the nation’s highest equity-rich markets, led by Vermont and Montana, equity-rich levels nationwide remained well above the percentages seen prior to 2020.
