There were 220 transactions totaling $362 million filed in New York City records in the 24 hours before Wednesday, Aug. 19.
🏆Residential: An Upper East Side co-op sale was the largest residential transaction to hit records. Terry Semel, the former CEO of Yahoo!, offloaded a co-op at 820 Fifth Avenue for $45 million. The buyer was a trust. The 7,000-square-foot, full-floor residence traded in an off-market deal. Semel had owned the unit since 1996, when he purchased it for $12.3 million. The latest sale breaks down to $6,400 per square foot.
🏆Commercial: The most expensive recorded commercial deal was in Red Hook. An affiliate of Irvine, California-based LBA Properties sold the 28,000-square-foot warehouse at 659 Court Street to a company tied to Terreno, based in San Francisco. The price was $26.3 million, or $940 per square foot. The property is fully leased to a maritime goods and services provider, according to Terreno.
📊Commercial: In Tribeca, a development site at 317 Broadway — home to a vacant, two-story retail property spanning 7,800 square feet — traded for $14 million. The seller was an LLC tied to developer Albert Laboz, who had purchased the site in 2018 for $10.7 million. The buyer in the latest sale was a company linked to Shabse Fuchs, who plans to construct a 21-story, mixed-use property at the site, according to New York YIMBY.
📊Residential: Also in Tribeca, a condo at 111 Murray Street changed hands for $7.6 million or $2,800 per square foot. The seller was a company managed by Laura Cohen, and the buyer was 19W at 111 Murray, LLC. The seller had purchased the 2,700-square-foot pad in 2018 for $6.7 million.
📊Residential: Aidan Colm Sean Devane purchased a 2,800-square-foot condo at 53 Greene Street in Soho for just under $7 million from Philip and Maxine Armstrong. The Armstrongs had owned the unit since 2019, when they purchased it for $5.6 million. The latest sale works out to $2,500 per square foot. The unit, which has two bedrooms and three bathrooms, went on the market in April with an asking price of $7.2 million. Compass’ Todd Lewin and Michael Rubin had the listing.
