KHP Sells West Hollywood Kimpton To Japanese Hotel Company For $63M

San Francisco-based KHP Capital Partners sold a West Hollywood hotel to an overseas investor.
KHP sold the 105-room Kimpton La Peer West Hollywood to family-run Japanese hotel corporation APA Group for $63M, or $600K per room, The Real Deal reported.
APA is no stranger to the Kimpton brand, having partnered with Kimpton before to develop hotels, according to TRD.
APA is expanding in the West and expects to increase its hotel room count in the U.S. to 10,000 rooms, or double its current count, by 2030, Bloomberg reported in May. The company plans to both increase international revenue and focus growth on “upscale hospitality,” a sharp departure from APA’s famously tiny rooms in Japan, according to Bloomberg.
Newmark arranged the deal on behalf of KHP.
The West Hollywood hotel market has been busy this summer. In June, billionaire brothers Simon and David Reuben took over Steve Witkoff‘s Edition West Hollywood hotel on the Sunset Strip, TRD reported at the time. The brothers bought the debt on the property from JPMorgan and Mack Real Estate Credit Strategies, which provided a $230M refinance for the hotel in 2021. The unpaid debt amounted to $211M.
Los Angeles County individual hotel sales increased 16.7% in the first half of 2026, and dollar volume increased 124.1% to approximately $545M, according to Atlas Hospitality Group. The median price per room increased 16.2% to just over $196K.
