Remortgage searches climb but product queries fall across all other categories
Residential remortgage searches rose to 700,628 in July, increasing 7% month-on-month and 5% year-on-year.
Twenty7tec said this was as more borrowers continued to review their options ahead of fixed rate expiries and take advantage of competitive lender pricing.
Total mortgage searches reached 1,790,196 in July, representing a 1% increase compared with June 2026.
Although searches were mostly down in all other mortgage types, excluding remortgage.
Buy-to-let (BTL) searches totalled 269,605 in July, down 2% compared with June and 2% lower than July 2025. BTL purchase searches fell 3% year on year, while BTL remortgage searches were 6% lower.
Residential purchase searches totalled 660,471, down 3% month-on-month and 1% lower than July 2025.

First-time buyer searches reached 159,492, a 4% decrease compared with June but 1% higher than the same month last year.
Nakita Moss, head of lender at Twenty7tec, said: “July’s data suggests the mortgage market remains on a steady footing. Total search activity edged up by 1% compared with June and remained broadly in line with the same month last year, showing advisers and borrowers continue to engage despite ongoing economic uncertainty.
“Remortgaging was the standout story this month, with searches up 7% month on month and 5% year on year. As more borrowers reach the end of existing fixed-rate deals and lender competition remains strong, advisers have an important role to play in helping clients navigate an increasingly competitive market.”
