Global Ad Agency Innocean Leases 101K SF At Hackman El Segundo Campus

888 Douglas, the campus where Innocean signed a roughly 101K SF lease
Ad agency Innocean USA signed a new 101K SF office lease at Hackman Capital Partners’ 888 N. Douglas St. property in El Segundo.
The space will function as the U.S. headquarters of the global ad and communications agency when it moves in after construction wraps up in 2027. The company’s roughly 600 employees, currently spread across multiple buildings, including a 50K SF headquarters in Huntington Beach, will consolidate in El Segundo.
“Over the past 17 years, we’ve grown, and it became clear we needed a space that reflects where we’re headed,” Innocean USA CEO Steve Jun said in a statement.
“We spent years advising the leadership team to help find a ‘one of one’ facility that would bring their company vision of the future to reality,” JLL’s Jason Fine said. Fine and others from JLL represented Innocean USA. Hackman Capital represented itself.
Hackman Capital’s 888 Douglas is a 30-acre campus with four buildings totaling approximately 550K SF. The complex is a former Northrop Grumman military aircraft manufacturing facility that Hackman turned into creative office space.
Innocean’s office space will serve as a production facility where it will make commercials and content, President Leslie Barrett told the Los Angeles Times. Innocean was founded by Hyundai Motor Group and often works with the carmaker, producing a branded short film with Hyundai last year that received a theatrical release in South Korea. A bonus of Innocean’s new offices in a former factory are its rollup doors, which mean cars can easily be driven inside.
L’Oreal US and Beyond Meat are also tenants at Hackman’s El Segundo campus, though the latter has given back at least 61K SF at the property.
El Segundo is seeing an uptick in interest from defense technology firms this year. Though that windfall has fallen on industrial space most notably, office properties have benefited, too. El Segundo’s office submarket was the only one in the South Bay with positive net absorption at the midyear point, according to a quarterly report from Colliers. In April, defense aviation company Hermeus announced a 67K SF lease at 888 Douglas.
