Greater scrutiny is raising standards across specialist lending – Berry


There is certainly a greater focus across the mortgage market on governance, customer outcomes and the quality of lending decisions than there was a few years ago.

I don’t believe specialist lending is being singled out; rather, expectations have increased across the industry as a whole. The introduction of Consumer Duty, alongside an ongoing focus on affordability, vulnerable customers and evidencing good customer outcomes, has naturally raised standards for advisers, distributors and lenders alike.

In specialist lending, where customer circumstances are often more complex, that evolution is particularly visible. Lenders are placing greater emphasis on the quality and completeness of applications, with more detailed evidencing around affordability, income, source of funds and, where appropriate, the rationale behind a proposed lending solution.

In my view, this isn’t about creating additional barriers – it’s about making better-informed lending decisions and delivering the right customer outcomes.

We place even greater emphasis on getting cases right first time by fully understanding a customer’s circumstances, identifying potential issues early and presenting lenders with a clear, well-evidenced application. Investing more time upfront improves submission quality and, in our experience, increases the likelihood of a successful outcome.

Strong lender relationships have also become increasingly important. Regular dialogue helps us stay close to changing criteria, underwriting expectations and evidential requirements. That enables us to support advisers in selecting the most appropriate lender for each case and reduces the risk of unnecessary delays caused by applications that don’t align with a lender’s appetite.

Has this affected speed? Occasionally, gathering additional evidence can add a little more work at the outset. However, a well-prepared application is far more likely to progress efficiently than one that generates multiple underwriting queries.

Spending more time before submission often reduces the overall time taken to reach a lending decision.

 

Confidence in specialist lending

From both an adviser and customer perspective, I haven’t seen any significant reduction in confidence towards specialist lenders. If anything, advisers increasingly value working with experienced specialist distributors who understand lender criteria and can help navigate more complex cases.

Customers remain focused on achieving the right outcome and take reassurance from knowing their application has been thoroughly prepared before it reaches a lender.

Ultimately, I see any increased focus on governance as a sign of a maturing market rather than a response to concerns about specialist lending itself.

Specialist lending exists to support customers whose circumstances fall outside mainstream criteria, and by embracing higher standards of governance, stronger collaboration and better-evidenced applications, our industry will continue to build trust, improve customer outcomes and reinforce the professionalism that specialist lending has developed over many years.
