Calgary home sales down 9% in July amid condo oversupply: board

The Calgary Real Estate Board says 1,904 homes changed hands last month, down 9.2% from July 2025, as the residential benchmark price fell two per cent to $569,200.

The board’s chief economist Ann-Marie Lurie says several consecutive years of high construction levels and a sudden drop in international migration have contributed to a “shift” in housing market conditions, mostly for higher-density homes, which is driving lower prices.

Apartment-style homes saw a year-over-year price decline of 8.4% to $297,600, while row-style properties were 6.1% less expensive at $418,500.

Detached home prices were down 1.9% to $743,900, and semi-detached prices ticked 0.3% lower compared with July 2025 to $691,000.

Calgary saw 3,323 new listings on the market in July, down 15% from a year earlier, while total inventory was 4.2% lower year-over-year to 6,626 homes for sale.
