Sky Equity Goes Vertical on Tribeca Condos

Sky Equity Group, the New York City-based real estate development firm founded by Simon Dushinsky, has launched vertical construction at 65 Franklin St., an upcoming luxury condominium in Manhattan’s Tribeca neighborhood. With foundation work complete, the 24-story tower is rising above the corner of Franklin Street and Broadway. The building broke ground in April and sales are slated to launch next year.

“We’re pleased to reach this important construction milestone at 65 Franklin Street as we continue expanding our condominium portfolio in Manhattan,” said Dushinsky. “Thoughtfully designed to complement Tribeca’s distinctive architecture and historic streetscape, 65 Franklin will be a meaningful addition to the neighborhood while delivering an exceptional residential offering for future homeowners.”

In 2025, Sky Equity secured a $320-million construction loan with G4 Capital Partners for the ground-up condominium. Sky Equity Group also acquired 65 Franklin’s neighboring site, 59 Franklin St., from Bonjour Capital and air rights from 361 Broadway, a landmarked building across the street, for the development. Following a restructuring and recapitalization with HAP Investments in 2025, Sky Equity became the project’s sole developer.
